Eco-friendly Raleigh homes come with price that doesn't shock – The Business Journals

A local development team is building its latest energy-efficient community near Downtown Raleigh. But this time, the price is well below seven figures.
More energy-efficient homes are coming to Downtown Raleigh, but these ones come with a lower price tag.
A development team that includes Chappell, Concept 8 Holdings and Southern Energy Management NC has started construction on 12 townhomes that will be solar-ready and eco-friendly. The homes, called City Hike, will be on Garner Road near John Chavis Memorial Park and start in the $600,000s.
The development team’s other two energy-efficient communities, Tower and Idyle, have homes starting at $1.9 million and $1.385 million, respectively.
Johnny Chappell, owner/broker with Chappell, said that with City Hike, the team wanted a price point that was more attainable.
The homes are designed to optimize performance by providing a dashboard where owners can monitor and adjust their energy usage. Homebuyers will save about $860 in utility bills with these homes and can receive a 30 percent federal tax credit and a Duke Energy rebate of up to $9,000.
Homebuyers can also upgrade with nine solar panels and a Tesla Powerwall.
The homes will be three stories. The first floor will be a 2-car garage and separate bedroom or office. Layouts feature three bedrooms, a rooftop deck and total 2,177 square feet.
Interior features include high-end appliances, an open-concept layout, a chef’s kitchen, a fireplace and an optional bar and wine fridge on the rooftop deck.
Chappell said he anticipates having all of the homes complete by the end of this year. All of the funding for the project is in place with a construction loan provided by Providence Bank.
City Hike will be on 0.29 acres at 1111 Garner Road. It is zoned residential 10, which is one of the zonings under the city’s “missing middle” housing category.
Elsewhere in the Triangle, 12 energy efficient homes are coming to Chapel Hill and 199 energy efficient apartments are under construction in Morrisville.
